Knob-and-tube is technically legal if pristine but impossible to insure in Metro Vancouver. Replacement is the standard for long-term safety.

Why is it considered a risk?

K&T wiring has three fatal flaws for modern homes:

  • No Grounding: No protection for modern electronics or shocks.
  • Brittle Insulation: Rubber/cloth covers degrade after 80+ years.
  • Modifications: Usually unsafely tapped into over time.
  • Insulation Coverage: Cannot be covered by attic insulation (overheats).

The Insurance Reality

Almost every major insurer in BC will require a 100% removal or a certified inspection before renewing a policy on a home with active K&T.
